Housing means more than just a shelter; it is to be understood in the context of one’s immediate living environment comprising the shelter itself and its surroundings. Besides providing protection from the elements of climates, Housing provides privacy for relation and facilities, full development of family life etc. Housing signifies one of the most rudimentary human needs. As a unit of environment, it has a reflective influence on the health efficiency, social behavior gratification and general welfare of the community. It is thus defined as buildings or other shelter in which people live, a dwelling and to a nation, Critical component in social and economic strata. Good housing is very necessary to welfare, survival and health of individuals.
   
 
In recent times, housing needs for average Nigerians (low income earners) has become a common way of summarizing the nature of housing problems globally. The gross mismatch between housing demand and housing supply in urban areas, especially in the developing countries of the world, tends to be the dominant issue in the discussion of urban housing problems. In Nigeria, the growing level of industrial and commercial activities in the urban centers has contributed to continuous drift.
   
 
The country is in the grip of housing shortage, soaring rents, poor conditions and rising homelessness are the end result. This shows that there is a gap between need for housing and the capacity to acquire the desired housing type, resulting in an effective demand crisis for affordable housing in the country. While it is clear that there is a housing deficit, it is crucial to recognize that people can only acquire what they can afford.
   
 
Research so far in Nigeria shows that we have 16 million housing deficit. In other words, for every qualified and eligible Nigerian to be able to own a house of their own, both the government and private sector should be willing to build enough decent and affordable houses.
   
 
It is apparently clear that the demand for houses in Nigeria is far higher than the supply due to series of economic factors, some of which are : lack of funding, uneasy access to land, unwholesome practices/corruption, government bureaucracy in acquiring c of o and building approval etc. all of these factors also affects the supply of housing in Nigeria.
   
 
It might also interest us to know to that the private sectors that are most regarded as real estate developers, are playing a very great role in the reduction of this huge gap/deficit in the housing industry.

“Investment potentials of the housing sector in Nigeria cannot be over emphasized” said former Managing Director/ CEO of Federal mortgage bank of Nigeria Gimba Ya’u kumo. In almost three years, THE FEDERAL MORTGAGE BANK OF NIGERIA (FMBN) whose cooperate slogan is “everyone deserves a home” has revamped the National housing Fund(NHF) by ratcheting up contribution to the scheme and disbursing over one Billion naira loans to over Seven thousand beneficiaries. He also said that “one of the biggest investment opportunities is evident in the housing deficit in the country which is currently in excess of 16million units with an estimated requirement of about 720,000 housing units to be constructed yearly to plug this deficit. Most significantly, under the new national policy of housing, government has set a target of delivery of One million housing units every year”. Analyst have also surmised the Nigerian mortgage market as being potentially bigger than the country’s current GDP.
   
 
Many real estate investors are making between 50-100% per annum from the investment. Investors are smiling to the banks, grinning from ear to ear.
